Q. What if I share a tenancy with friends and i have to leave but my friends want to stay?
A. It would be your responsibility and your friends to find a replacement tenant for you. The usual references would be required on the new tenant and if no tenant is found and you still leave you friends will be liable for your rent. Q. Do I have to give one months notice if I want to leave before the end of my tenancy?
A. You cannot give notice during the first six months of your tenancy, however should you renew for a further six months, then you are at liberty to give one months notice at any time. Q. Can I renew my tenancy once the initial six months period or year has expired?
A. We would always have to obtain confirmation of this from the Freehold Company/Landlord, however usually it is in order to renew. Q. I have had problems with a previous landlord and did not get my deposit back, how do I know if this will not happen again?
A. We prepare an accurate inventory of contents and condition of the property which has to be agreed and signed by yourself & the landlord. Q. I am self employed and do not have the usual employers reference, what other documentation would I need?
A. We would require copies of your company accounts and a reference from your accountant.
